Falcon Hill Aerospace Research Park
The Falcon Hill Aerospace Research Park is the largest Enhanced Use Lease (EUL) in the Air Force and one of the largest commercial EULs in the Department of Defense. It comprises 550 acres, almost 5 miles of I-15 freeway frontage at Hill AFB in Utah. Currently Falcon Hill has over 1 million square feet of commercial space completed and under development.
Hill AFB represents over 50% of Utah’s defense sector and contributes almost $5 billion to State GDP annually and almost 30,000 jobs. It is the largest single-site employer in the state of Utah and the economic cornerstone of Davis and Weber Counties.

Overview
Falcon Hill Aerospace Research Park is the result of an unprecedented and ongoing public-private partnership between the Air Force and Sunset Ridge that allows the development of commercial property both on-and off-base. Under an Air Force Enhanced Use Lease (EUL), this venture allows commercial property to be built on land owned by Hill Air Force Base, either “inside the fence” or “outside the fence,” and accessible to the public.
Conveniently situated between Ogden and Salt Lake City, Falcon Hill has immediate access to I-15 and is within minutes of the Front Runner commuter rail. Bordered by the Wasatch Mountains on the east and overlooking the Great Salt Lake to the west.

Located at Hill Air Force Base in Layton, Utah, with space available both inside and outside of the fence. This 550-acre private development, under an Air Force Enhanced Use Lease, will feature over 2 million square feet of commercial space in its first phase, with additional phases planned.
